Why do I need documents before obtaining a decision in principle?



Of course, I get asked this very often and here is why it's so important. I will ask a lot of questions, and I will obtain documentation to evidence our discussion, this is me building a picture of you and your financial position. 

 

Building a picture is so important, and this is because this will direct me to the most appropriate and most suitable lender based on YOUR needs and priorities. 

 

It's not as simple to call me asking to obtain a decision in principle based on what you say. A good mortgage adviser will do the fact find and obtain the relevant documents.  If you go with an adviser that doesn't do this then they are not giving you the right or best advice and that could mean your DIP is not accurate, not worth the paper it's on, loosing your property AND not having the right mortgage for you. 

 

This is why you should ALWAYS be prepared, remember this is going to be your biggest commitment 🏡
